Welcome to our home! Take a pit stop here during your adventures in Northern Arizona! This 1500 sqft home is located on one acre of land with backyard sunset-mountain views. Perfect for relaxing, stargazing, and spending time outdoors! All within a great central location that’s perfect for exploring Northern AZ. Located 10 minutes from Downtown Williams Historic Route 66, about 35 minutes west of Flagstaff, and only 40 minutes south of the Grand Canyon South Rim!

Good to know

Our home features 3 bedrooms, 2 bathrooms, a full kitchen & living area. The kitchen features the basics along with a dishwasher, fridge, microwave, stove and fridge/freezer. The master bedroom includes a twin/queen bunkbed and an additional queen bed. The second room houses a twin/full bunkbed, and the third offers a queen bed. (The top twin-bunks have a max weight capacity of 150lbs) Enjoy the living room snuggled up with family, large dining table, and a pellet stove to keep warm from the snow! A few other features: -Outdoor fire pit (chairs and wood not provided) -Wifi (Starlink) -50” Roku TV -Place settings for maximum 8 people

Other Details to Note

This property is located off of a dirt road, while 4x4 is not required it is important to note before booking especially during the winter and rainy months. The home does not use central heating. There is a pellet stove and instructions will be provided. This property is on a septic system with water delivery. Each night booked includes 200 gallons of water. A standard 4 person household uses 140 gallons a day. Please be mindful of water usage.

House rules

HOUSE RULES • Clean up after your pet, indoor and outdoors. -use scooper and deposit in dumpster • Clean all used dishes before checkout. • NO pets on furniture or beds •Park in the driveway only • There is no fence on property, please supervise your pet when outside at all times • During snow/rain the ground gets extremely muddy, please remove your shoes at the door onto mat • Leave all decor items in their place • Keep all dishes, towels, and linens inside the house • No smoking at any time anywhere in the house. • Keep the door code private • White towels are NOT for cleaning up spills or messes. There are dish towels, rags and paper towels available for that purpose. • The house runs off a Septic System. Please flush waste and toilet paper only. NO paper towels, baby wipes or feminine hygiene products (even if it says flushable DO NOT FLUSH). • There is no garbage disposal, do not put any form of grease or food down the drain. If a plumber has to be called due to a clog or back up, and any of these items are found, you may be charged a plumbers fee. • We are not responsible or liable for any accidents, injuries or illness that occurs while on the premises. • We are not responsible for the loss of personal belongings or valuables during your stay and are not responsible for any items left behind. Thank you for being respectful of and following all of these House Rules! FEES ￫ Lost TV remote control will result in a $50 charge. ￫ Missing or damaged linens upon your departure will result in a $20 fee per item. ￫ Missing or damaged items such as décor, kitchenware, or any others, will be assessed a fee on an item by item basis, depending on the cost to replace. ￫ Smoking of any kind inside the house will result in a $250 charge. ￫ Unapproved late check out fee is an additional $75 every 30 minutes after designated check out time. ￫ Unapproved guests not stated in the number of guests in your reservation is an additional $50 per person, per night.
