House rules (In Short): Check-in: 4:00 PM or after Checkout: 10:00 AM No smoking of any kind No parties, loud music or events without prior approval. ONLY registered guests and pets can stay Do not move beds, mattresses, furniture or decorations from their places. House rules (In Detail): 1- BOOKING & RESERVATION The maximum number of occupants is 12 at all times unless otherwise permitted. The guest that books the reservation must be at least 25 years old. A copy of driver's license and email address is required upon booking as part of our check in process. We love hosting family and/or business gatherings. However no Proxy-Booking is allowed. The guest that books the reservation MUST also stay at the property. If you are a business (i.e. Construction Business) and want to book for your workers/employees, YOU MUST contact us first to get clearance in advance. Each additional guest after 12 are charged $50 per night per guest. Any additional guests not disclosed in the reservation will incur a charge of $50 per night. Early check in and/or late check out may be available as an Add-On service for additional $100. The majority of our reservations are Back-to-Back meaning when a guest checks out in the morning, we’ll have another guest checking in the same afternoon. Our cleaners only have a few hours to make the property ready for the next guest. Early check-in and late check-out cut down on this time and therefore we have to pay extra to hire additional cleaners to get the job done in a shorter time. 2- YOUR STAY Check-in is 4:00 PM or later. You will receive your entry code on the day of your check in. This is a HIGH fire danger zone. Please be careful not to spark any flames outside. Outdoors quiet hours are between 10PM and 8AM to preserve the peaceful environment. This home is in a rural residential area. No outdoors loud music, voices, or any other loud noises allowed during quiet hours. Please be respectful of the permanent residents who are your neighbors at all times. Neighboring homes are not close enough to see, but noises can carry. Smoking of any kind, (including Tobacco, Legal & Illegal drugs) on the property is prohibited. Any infraction will incur a fee of at least $350 or the actual cost of remediation whichever is higher. Only those guests stated on the reservation are allowed on the property. Any visitors must vacate the property by 10 PM each day. Visitors that stay after 10 PM will be considered additional guests and will be charged accordingly. All the amenities are provided for your use and enjoyment. Please exercise reasonable care and caution when it comes to venturing into the 10 acres of land. We want your stay to be happy, fulfilling and memorable. Checkout is at 10 AM. If you need a late checkout please contact us and depending on availability we will accommodate your request. 2- PETS We love pets and we welcome them however there are some restrictions. Maximum of 2 pets per stay. Dogs must be potty trained. Cats must not be permitted to scratch the furniture. All pets MUST be registered at the time of reservation for an additional charge of $50 per pet per stay. When you register your pet for your stay, we plan ahead with the cleaners to do extra cleaning due to pet hair, urine stain or smell and possible flea/tick treatment if needed. If you fail to register your pet, we’ll have to arrange an emergency clean up and that is expensive! Therefore, undisclosed / unregistered pets will be documented and charged an additional cleaning fee of $250 per pet per stay. 2- SAFETY AND SECURITY For your safety and security, we have installed a state of the art security system at the house that monitors/ records outside activity, noise levels, smoke/ carbon monoxide detectors and the inside temperature. There are NO cameras inside the house to ensure your privacy. Mails/Packages do not get delivered to this address as USPS does not deliver there, and UPS delivers to an alternate location. We highly suggest that you make arrangements to set up a temporary mailbox at either a UPS Store location or local post office in the city of Williams. 2- AFTER CHECKOUT SERVICES Please make sure that no personal property is left in the property. If they are retrieved from the property the same day by 4 pm, there will be no charge. Thereafter If a request is made by our guests for item(s) to be returned, the following policies will apply. For item(s) totaling 20 LBS or less, We can dispatch a messenger to either meet the person at the property or head to the post office/UPS to ship the item. The cost for messenger service is $85 and is subject to availability of a messenger. If item(s) need to be mailed or shipped, the cost of shipping and handling will be added on top of the messenger fee. Items WILL NOT be returned by shipping if: a. Item weights over 20 LBS b. Item requires special handling or packaging beyond a standard sized box/packaging c. Items are considered dangerous or illegal. All local laws apply. Both fees must be paid in advance by the guest in order to process. Grand Canyon Luxury Ranch is not responsible for the condition of the item in any way.

The entire property, 3 car garage, and 10 acres of land is available for you to enjoy and create lifelong memories. Please no open fires except in the fire pit that is available for your enjoyment.
